The midblock 10,000 SF subject commercial property is zoned for CM use and currently undeveloped. The land use designation is Mixed-use/Multi-Use, allowing a FAR of .5 or maximum building area of approximately 5,000 SF (see Exhibit 1). The Owner’s site program proposes a new two-story commercial building with an attached ‘caretaker’ unit of 1,000 SF on the second floor with exterior terraces. In addition, an assessable roof terrace space above the second floor and a common court space on the ground level. The City of Palm Springs Planning Commission and Architectural Review Committee approved the project for development.
